Fall Roof Maintenance

Inspecting your roof and cleaning your gutters is the most important Fall maintenance to do on your home. It will help prevent significant future damage to your property, and prepare you for the expected increased rainfall in San Diego this Winter.

Keep in mind that one of a home buyer’s top concerns when buying a home is a roof’s age and condition. Replacing a roof can be costly, and no buyer wants to tackle that expense upon purchasing a home. In fact, roof repair and replacements happen to one of the most popular request from a buyer when in escrow.

Maintaining your roof helps avoid this costly repair expenses, and will eliminate potential issues when selling. Proper maintenance includes evaluating roofing material for shingles that are showing fiberglass and broken/loose tiles or shakes. These are signs your roof is reaching the end of it’s life or in need of repair. Most leaks occur at pipe penetrations and roofing seams. Pipe penetrations are recommended to be resealed every five years, regardless of their condition, in order to maximize a roof’s longevity.

Roofs are designed to shed water away from your foundation with the help of gutters. It’s important to keep your gutters and downspouts clear of leaves and debris. Clogged gutters will lead to damage and wood rot. Repair of wood rot is also a very popular repair request when in escrow. It’s absolutely required when a buyer is obtaining a VA loan. Regular maintenance and cleaning will help avoid costly expenses to the structure.
