Home Showings Designed to Increase Your Sales Price

When I meet with home sellers we discuss the many facets of selling a home.  One part of the process that we spend a lot of time discussing is the home showing process.  Our process is designed to make home showings efficient and profitable for the home seller.

We always encourage our home sellers to vacate the home when a buyer comes to view their property.  We want a buyer and their agent to feel at ease while in the home.  We want them to speak freely and not feel like their interrupting the homeowner’s day.  Additionally, we don’t even want the homeowner to open the door for the buyer an then leave.  It’s best if the buyer doesn’t see the homeowner leave.  This way the home buyer won’t feel like they’re putting the homeowner out or inconveniencing them.

Market Real Estate personally schedules all showings for our sellers.  We do not use any automated phone systems, or online scheduling tools.  We never ask our sellers to take incoming calls and inquires from Realtors asking to show their homes.    Communicating with a buyer’s Realtor to schedule showings is a part of our sales process.  We are able to increase interest and sales prices through this process.

We like to provide our home sellers with 24 hour notice when scheduling showings.  A qualified buyer and their agent will know they need to make an appointment.  We don’t need buyers looking at listings on a whim.  This also allows for the seller to prepare for the showing, putting a few things away.  Evidence of pets, dirty dishes, laundry, etc. are highly discouraged.

Each showing should last about a half an hour.  We work very hard to schedule our showings back to back, in half hour increments.   We do this for a couple reasons.  First and foremost, it is much easier for the seller to block out their schedule.  No seller wants to leave and come back, then leave and come back all day long.  Second, we want buyers to see each other as they come and go.  This creates affirmation that other parties are interested in the listing, drives competition, and makes buyers realize they need to put their best foot forward.
