There are many websites out there that offer homeowners (and their neighbors) home valuation figures. They’re great for getting a rough idea of what your home is worth, but they can be off by thousands of dollars. These are the same sites that offer to purchase these very same homes. Your home is unique and you deserve a proper valuation, especially if you’re looking to put your home on the market and sell for top dollar.
The last time I checked Zillow has never been inside your home. This site does not know about your home’s amazing view, extra parking, or your homes’ completely flat and usable lot. Zillow doesn’t know about your top of the line outdoor kitchen, your stunning master bathroom, or your completely remodeled interior. Additionally, these sites do not know the age of your roof, water heater, HVAC system or whether you have replaced our windows and doors.
Sites like Zillow know exactly what is in the public records. These things include the size of your home, the number of bedrooms and bathrooms, and what your paid for it when your purchased it. They also know the street and zip code, and whether or not you have a swimming pool, all of which makes for a good start in coming up with your home’s value. These sites basically apply a price per square foot, based on recent sales, to the the size of your home. That’s very simple, too simple!
In Del Cerro or Carlsbad we can take the very same model house, on the exact same street, and there can be a difference in value of well over $50,000. Many times this difference can be attributed solely to a home having a view or not. Internet sites that offer home valuations don’t know what side of the street your home is on.
